❄️ Resident HVAC Troubleshooting Guide

If your air conditioner stops working, please follow these steps before submitting or escalating a maintenance request. Many common issues can be resolved quickly without a service call.

1. Check the Thermostat

Ensure it is set to “Cool” (not Heat or Fan).
Verify the temperature is set lower than the current room temperature.
Replace thermostat batteries (if applicable).

2. Confirm Power Supply

Check your breaker box to make sure the AC breaker hasn’t tripped.
If tripped, reset it once by turning fully OFF and then back ON.
Ensure the furnace/air handler switch (usually a light switch near the indoor unit) is turned ON.

3. Inspect the Air Filter

A clogged filter can shut down the system.
Locate the return vent (often by the ceiling or hallway).
If the filter looks dirty or has not been replaced in the last 30 days, please replace it.
Using the correct filter size is important.

4. Check Vents and Airflow

Make sure supply vents are open and unblocked.
Close doors and windows to help the AC work effectively.

5. Inspect the Outdoor Unit

Go outside and check the condenser unit:
Clear away debris, leaves, or objects around the unit.
Ensure it has at least 2–3 feet of clearance on all sides.
Do not attempt to open or repair the unit yourself.

6. Look for Ice or Water

If you see ice buildup on the indoor or outdoor AC lines, turn the system OFF immediately and set the thermostat to Fan mode to allow thawing.
If there is water pooling around the indoor unit, please report it right away.

7. Wait and Monitor

After resetting the system, wait at least 15 minutes to see if cool air begins to flow.
Sometimes the system needs a few minutes to restart.

8. Still Not Working?

Submit a maintenance request through your Resident Portal.
Be sure to include:
What troubleshooting steps you already tried
Any unusual noises, smells, or leaks
Whether the system is completely off or just not cooling
