Important Move-Out Instructions

Please follow these important guidelines for a smooth move-out process:

Submit Notice Through Portal: Follow the steps above to submit your move-out notice through your resident portal.
Vacate by 6 PM: You must vacate the property by 6 PM on or before the last day of your lease.
Remove All Personal Items: This includes:
TV mounts
Curtains
Patio furniture
Cleaning supplies
All other personal belongings
Large Item Disposal: Schedule and complete bulk pickup for any large furniture or items before your lease ends. You will be charged for any items requiring disposal after move-out.
Clean and Clear:Remove all food from refrigerator and freezer
Clear all debris from yard
Empty all trash bins
Utility Transfer: Schedule utilities to be removed from your name the day after your lease ends to ensure they remain on through the 6 PM key handover.
Landscaping Requirements: If responsible for landscaping, ensure:
Front, back, and side yards are trimmed
All weeds are removed
Professional Carpet Cleaning:Must be professionally cleaned (not with rental machines or Rug Doctor)
Contact us for preferred vendors
Not included in non-refundable cleaning fee
Charges will be deducted from security deposit if we must arrange carpet cleaning
Final Condition: Leave the property in broom-swept condition

Note: Any services required to return the property to move-in condition will be deducted from your security deposit. Please refer to your lease for additional move-out preparation instructions.

The following checklist serves as a general guide for potential security deposit deductions. Please note:

Review your lease for complete move-out preparation instructions
All items in both this checklist and your lease must be completed before move-out
Large items (furniture, appliances, etc.) left in property dumpsters will incur removal charges if not taken during regular city trash pickup
You are responsible for removing all nails, screws, stickers, and any writing from the walls. You must also fill any holes, patch, and repaint as needed. If you do not know the paint color or cannot find leftover paint in the garage, please bring a sample to Home Depot or another hardware store to have it matched. Be sure to use the correct color and sheen
Make sure no light bulbs are out or missing
Your security deposit may be withheld partially or fully for incomplete items or damages

Move-Out Checklist for Residents to ensure they leave their rental in rent-ready condition and get their security deposit back. If there is a Non Refundable Cleaning Fee paid at move in, you only need to have your home cleared out and we will take care of cleaning.

Kitchen & Dining Area

🔲 Clean Stove & Oven – Remove grease, clean drip pans, and wipe down surfaces.

🔲 Refrigerator – Defrost, clean thoroughly, inside, under and behind, and remove all contents.

🔲 Cabinets & Drawers – Empty and wipe down inside and out.

🔲 Countertops & Sink – Clean and disinfect.

🔲 Floors – Sweep and mop.

🔲 All Surfaces – Clean appliances, light fixtures, blinds, fans, window sills, baseboards, and cabinet interiors.

Living Room & Bedrooms

🔲 Carpets – Must be professionally cleaned with truck-mounted equipment and free from pet odors.

🔲 Walls & Ceilings – Remove dirt and stains; ensure walls and ceilings are clean.

🔲 TV Wall Mounts – Remove all TV mounts, patch holes, and repaint if necessary.

🔲 Windows – Clean inside, including ledges.

🔲 Closets – Empty and wipe down.

🔲 All Surfaces – Clean appliances, light fixtures, blinds, fans, window sills, baseboards, and cabinet interiors.

Bathrooms

🔲 Toilet, Sink, Tub/Shower – Scrub thoroughly.

🔲 Cabinets & Drawers – Empty and clean.

🔲 Floors – Sweep and mop.

🔲 Exhaust Fans & Vents – Ensure fans are dust-free and functional.

🔲 All Surfaces – Clean appliances, light fixtures, blinds, fans, window sills, baseboards, and cabinet interiors.

Garage & Exterior Areas

🔲 Garage Floor – Broom-swept and free of debris or oil stains.

🔲 Trash & Debris – Remove all garbage and personal belongings from the home and yard.

🔲 Lawn Maintenance – Mow grass, remove leaves and branches.

🔲 Pet Waste – Ensure the yard is free of any pet waste.

Repairs & Damage Prevention

🔲 Patch Small Holes – Fill nail holes and touch up paint if needed.

🔲 Fix Minor Damages – Ensure doors, handles, and cabinets are in good shape.

🔲 Unclog Drains – Make sure all sinks and drains are flowing properly.

🔲 Fans, Bathroom Fans, & HVAC Vents – Ensure they are clean and free of dust.

🔲 No Signs of Bugs, Pests, or Rodents – The property must be pest-free.

Final Steps

✅ Schedule Bulk Trash Pickup – If disposing of large items, call the city service.

✅ Shut Off Utilities – Remove your name from water/electric/gas accounts.

✅ Perform a Final Walkthrough – Ensure everything is clean and repaired.
